From an Average Map Rank of 12 to 5 Across the Calgary Metro

When The Metropolitan came to GrowME in November 2025, a 430-unit rental building in Calgary’s Beltline was sitting at 80% occupancy and ranking an average of 12th across the city for “apartments for rent calgary downtown.” A Local-SEO-only program covering on-page, Google Business Profile, NAP, citations, schema and site speed more than halved that average rank and moved the building into the top 10 at every point on a 30-point scan of the metro.

We assigned an SEO strategist as project lead, a local SEO specialist to own Google Business Profile, NAP and citations, and a developer for schema and site speed. We worked directly with The Metropolitan’s leasing team so the on-page changes reflected what prospective tenants actually ask about before they book a tour: price, parking, pets, and what is within walking distance.

Competitor & Market Analysis

Downtown Calgary rental search is competitive on two fronts: national listing aggregators, and the large portfolio operators with dozens of buildings and years of accumulated domain authority. On a $2,000 monthly budget, neither is worth attacking head-on. But neither has a Google Business Profile at 1235 11 Ave SW. Local search is the surface where a single building holds a structural advantage over an aggregator, and it was the surface The Metropolitan was losing on. That decided the plan.

Prioritised Action Plan

With a fixed $2,000 per month and a local-only mandate, every task was ranked by how quickly it moves local position. Google Business Profile and NAP consistency came first, because they are the fastest-moving signals and the cheapest to fix. Local on-page optimisation and schema followed, giving Google unambiguous signals about what the building is and where it sits. Citation building ran continuously in the background, and site speed work closed out the technical gaps that were suppressing mobile performance.

Google Business Profile Optimisation

The profile was live but doing almost none of the work it could. We rebuilt it around rental intent: correct primary and secondary categories, a complete attribute set covering pets, parking, accessibility and on-site amenities, and a properly structured services list mapped to the suite types the building actually offers.

 

We loaded a full media library covering suites, amenity spaces, the gym, the theatre, the exterior and the surrounding Beltline streetscape, with geo-relevant filenames and descriptions. We established a regular posting cadence around availability and building news, and seeded and answered the Q&A section with the questions the leasing office fields every week.

We audited every instance of the business name, address and phone number we could find across directories, rental platforms, social profiles and data aggregators. The audit turned up multiple competing formats of the same address and inconsistent phone numbers, the kind of inconsistency that local ranking factors are widely understood to penalise.

 

Every instance we could identify was corrected to a single canonical format, and duplicate or stale listings were claimed, merged or removed, leaving a consistent NAP across the directories and aggregators that feed Google’s local index.

With NAP clean, we built out the citation footprint: core Canadian and Calgary business directories, plus the rental and property-vertical sources that carry genuine weight in this niche. Each new citation was submitted in the canonical NAP format, so the footprint reinforces the same signal rather than adding new variations to it.

Title tags, meta descriptions and headings across the site were rewritten around how renters search, using downtown, Beltline and the specific suite configurations the building offers, rather than around the building’s brand name.

 

Location context was added throughout the suite, amenity and parking pages, along with proximity signals for the transit, employers and neighbourhood landmarks that matter to a downtown renter. Internal linking was restructured to push authority from the homepage into the pages that convert.

The site carried no structured data. We implemented a full markup layer: the building as a local business with precise geo-coordinates, opening hours and contact details; accommodation markup describing suite types, sizes and pricing; amenity markup for the on-site features; and breadcrumb markup across the site. Google no longer has to infer what this property is. It is stated explicitly, in a format Google reads directly.

Apartment sites are image-heavy by nature, and this one was paying for it on mobile. We compressed and reformatted the image library, implemented proper lazy loading and correct dimensions to eliminate layout shift, deferred non-critical scripts, and cleaned up render-blocking resources, with the mobile experience as the priority. Mobile is where rental searches happen.

Tracked Across the Whole Metro, Not One Pin

A single-point rank check would have hidden most of this. We measured with a 30-point geo-grid scan spanning the Calgary metro and surrounding communities, from Cochrane and Bearspaw in the northwest to Chestermere and Langdon in the east, and down to Priddis and De Winton, for the primary keyword “apartments for rent calgary downtown.”

Before, 17 Dec 2025: average rank 12. Four-fifths of the grid is orange (ranks 11 to 20), with only 6 of 30 points inside the top 10 and none in the top 3, including the two points either side of the building itself at ranks 12 and 18.

After, 1 Sep 2026: average rank 5. All 30 points are now inside the top 10 (yellow), the worst point has moved from 18 to 8, and two points at the city core have reached rank 3 (green), the first top-3 placements recorded on either scan.

Sampled points inside Google's top 10 went from 6 of 30 to 30 of 30, and 23 of those 30 points now sit at rank 5 or better. The weakest point on the entire grid improved from rank 18 to rank 8, so there is no longer a corner of the metro where the building drops out of the first page of local results. That matters for a downtown building: renters search from where they already are, and the grid is the only way to see whether you are visible from anywhere other than your own front door.

Building occupancy climbed from 80% to 95%, roughly 65 additional units filled, and total website traffic across all channels rose 62% period-over-period. Local SEO ran alongside paid search, Meta and social within the wider GrowME programme, so both figures belong to the full marketing effort rather than to search alone. What the local work owns is the visibility: the surface where a renter searching “apartments for rent downtown” on their phone decides which building to call first.
